Bondleigh – Part Q Development

Located in the scenic countryside near Bondleigh, Devon, this project involved the conversion and construction of five individual dwellings under Part Q permitted development regulations. The goal was to transform a series of existing agricultural buildings into stylish, energy-efficient residential properties — each retaining its rural character while meeting modern living standards.

Client Brief

The client wanted to create a small, high-quality residential development that combined modern comfort with traditional rural aesthetics. The project required careful planning to comply with Part Q regulations, which allow agricultural buildings to be converted into homes without full planning permission.

Key goals included maintaining the original structure and form of each building while introducing high-quality materials, insulation, and finishes that would make each property comfortable, efficient, and visually appealing.

Our Approach

At WJE Carpentry & Construction, we were responsible for delivering the full construction package — managing every aspect of the build from groundwork through to completion. Each property was individually assessed and planned to ensure compliance with building regulations and Part Q structural requirements.

Our work included:

• Careful deconstruction and structural reinforcement of existing buildings
• Installation of new timber frames, roofing, and insulation
• High-quality cladding and exterior finishes to retain agricultural character
• Internal layout reconfiguration for modern living spaces
• Full installation of plumbing, electrical systems, and heating
• Bespoke carpentry, kitchens, and finishing throughout

We worked closely with the client, architects, and building control teams to ensure smooth progression at every stage, maintaining strict quality standards across all five properties.

The Result

The finished development showcases five stunning homes, each blending the rustic charm of the original farm buildings with modern design, comfort, and efficiency. Large windows and open-plan layouts bring in natural light, while quality materials and craftsmanship ensure durability and a premium finish throughout.

This project is a strong example of how WJE Carpentry & Construction combines technical skill with creativity — turning functional agricultural spaces into beautiful, character-filled homes that add real value to the local landscape.
